Throw away any preconceived notions you may have about the process of building a custom home: 30% cost overruns and 2x timeline slips don’t happen with us, ever. Our Flat-Fee contracts and controlled budgets allow us to consistently meet client’s expectations. The process of building your new home is outlined in the steps below.

process

If you’re like most our clients: educated, sophisticated and diligent, you’ve done your homework and recognize the value in having RRH build your home. In order to get all our resources moving for you, we’ll need a commitment.
Sign our Letter of Intent and provide the necessary deposit to begin.

making a commitment

If you already have a build site, we’ll be glad to work with you on designing your new home or we can assist in locating and acquiring a build site. In addition, you can select form our Current Inventory which catalogs properties in various stages; vacant lots, projects under construction and completed available homes.

selecting your build site

We can work with numerous architects and designers to bring your vision to life and are happy to make recommendations or if you’re already working with an architect we’ll seamlessly integrate ourselves into the equation on your behalf.  More than just floor plan design; effective plan development must take into account site characteristics as well as interior and exterior finish details. In order to ensure your project is designed for the most efficient building practices, we facilitate interaction between all essential project contributors.

Budgeting, Interim Financing, Contracts: We take the lead on budgeting and contracts and play a supporting role on the financing piece. Once the design is complete, we obtain competitive bids on all major components and prepare a preliminary budget for your lender. The preliminary budget, blueprints and our contract are the items your lender will need in order to proceed. Contact us to get a copy of our contract to review the language anytime.

Once all the city permits are in place we begin construction. To get a look at the macro construction schedule and time line, click here. Throughout the construction phase we remain flexible enough to accommodate any change orders that may arise. Our work doesn’t end when the construction phase is over; every new home is covered by a comprehensive two year warranty on all workmanship and materials so we’ll be there if you need us.
